Eviction Defense Under UD-105

When you receive an eviction notice (Three-Day Notice), you have only 5 business days to file a response in court using form UD-105. Missing this deadline can result in a final judgment and loss of your home. We prepare a complete package: response, declaration, and evidence of landlord violations (wrongful rent increase, failure to provide notice, discrimination).

Security Deposit Recovery Under Cal. Civ. Code §1950.5

Landlords must return security deposits within 21 days after move-out. If they fail to do so or deduct amounts without justification, you are entitled to a return of the deposit PLUS a penalty equal to DOUBLE the amount (Cal. Civ. Code §1950.5(l)). We prepare a demand letter with itemized calculations and evidence of violations. If the landlord does not respond, we file in Small Claims Court.

Habitability Complaints

Under California law (Cal. Civ. Code §1941), landlords must maintain rental units in habitable condition: functional roof, electricity, hot water, working plumbing, heating, pest control. If housing fails to meet standards, you can file a complaint with LAHD (Los Angeles Housing + Community Investment Department) or Code Enforcement and demand a rent reduction.

HUD Discrimination Complaints

It is illegal to discriminate against tenants based on national origin, language, race, religion, or disability (42 U.S.C. §3604). If you are denied housing or face unfair rent increases because of your background or language, this violates federal law. We file complaints with HUD (Department of Housing and Urban Development) with complete documentation.
